If
you are
buying property in Torremolinos or elsewhere in Spain, you will
need to check the particulars of the property with the
Land Registry.
Usually your Real Estate Agent or Lawyer will obtain a
Nota Simple,
a concise version of the deed giving details of ownership and any
outstanding debts on the property such as mortgages. Alternatively, you
can obtain a Nota Simple yourself online, and read more information

selling
a property in Torremolinos, among other things, you will need a
certificate from the rates (IBI) office stating that the rates are
fully paid up to date. This is easy to obtain. Simply go to the rates
office (located in the old Town Hall by the Picasso Hotel) and look for
the desk marked "certificados". Take with you a copy of the last rates
bill, or some other documentation giving the property details. You will
be asked to sign a simple form requesting the certificate. The
certificate will then be ready to collect, normally within 24 hours.
There is no charge.
If your property is part of a community, you
will also need to obtain a letter from the administrator of the
community, signed by the president, to state that your community fees
are paid up to date. There is sometimes a small charge for this letter.

residents of Spain, in order to avoid a 3% retention of funds at the
notary in lieu of possible Capital Gains Tax liability (obligatory for
non-residents), you will need to obtain from Hacienda (C/De La Cruz,
18) a certificate proving that you are a fiscal resident. The
application form is available (for a nominal fee) at the reception
desk. Take this to the indicated counter, together with your residency
certificate and identification. The tax certificates are currently sent out
by mail within 15 days, but may be available sooner than this by returning to the office in person.
Non-resident
property owners are liable for tax on their property each year. A handy
